HOME DESCRIPTION:
Our client approached us about designing a new house after being dissatisfied with speculative homes they had seen. Intending to stay in their new home for a lifetime, they wanted to build something that would last and nurture their family as it grew. The design process was collaborative and all choices were evaluated in terms of those goals.
A focus on long term durability and energy efficiency led to insulated concrete form construction. The foam forms remain in place as insulation, and integral studs eliminate the need for additional framing. Continuous insulation from foundation to roof increased performance, and the monolithic walls resulted in a very quiet indoor environment. The envelope was finished as a rainscreen system with recycled content siding.
Building systems include a solar thermal hot water system, and geothermal heating and cooling. A green roof enhances City views, while managing storm water. Large windows and an open stair flood the interior space with natural light. Finishes include bamboo flooring and Low VOC paint throughout. The stained concrete basement floor is a radiant slab supplied by an on-demand water heater. All appliances are Energy Star, toilets are dual flush, and continuous bathroom exhaust fans provide fresh air changes.
